Pre-Purchase Home Inspection
A residential home inspection is a standard visual examination of the home's major systems and components. It is a highly recommended step in the process of buying a home, and is sometimes required by the lender.
A home is one of the biggest purchases you will ever make, so it is vital that you understand it’s condition. My inspection will document defects in a user friendly report that is prepared and digitally sent to you within 24 hours.
Pre-Listing Inspection
Pre-listing inspections are for those who plan on selling their home, but want it looked over prior to listing it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. This gives you a leg up in the negotiation process, and fetches top dollar for your home.
New Construction Inspection
You would be shocked to know how many issues come up with new construction inspections. Builders take the path of least resistance, and unfortunately this means that a brand new home typically has problems right out of the gate. New construction inspections provide tangible evidence for you to present to the builder for correction.
11th Month Warranty Inspection
Most builders offer a one-year warranty on a new home. It is wise to have your home inspected before that warranty expires, so that findings can be submitted to the builder for correction. But do not wait literally until the 11th month to schedule this. You want time to investigate issues and have them properly submitted.
Radon Test
Radon is a tasteless, odorless, invisible gas that, when concentrated, causes lung cancer. In fact, it is the second leading cause of lung cancer. There is simply no way to know if there is a problem without testing; and this area of the country has moderate to high levels of radon, especially in the mountains. Even if a mitigation system is installed, testing is still vital to ensure it is effective. If a connection in the radon mitigation system becomes loose, it could funnel an immense amount of non-detectible radon into the home. We will take an accurate measurement of the radon concentration in your home using advanced equipment. The test takes 48 hours, and the report is sent digitally thereafter. RADON MAP
WDO / Termite Inspection
The damage caused by wood-destroying insects, such as termites, can be serious and costly. The common saying in this region is “either your home has termite damage, or does not yet have termite damage.” All homes in this area should have a termite service agreement due to the level of activity. On something as valuable as a home, a wood-destroying inspect inspection is critical.
We contract with a highly skilled team of experts who not only check for termites, but also for a host of other foundation issues. They provide a Wood-Destroying Insect Report (WDIR) along with an action plan that saves time and energy.
Thermal Imaging
We use advanced thermal imaging technology to help identify problems that might otherwise go undetected. It provides additional evidence for suspected issues with regard to plumbing leaks, electrical overheating, inadequate insulation, and more. This service is complimentary with all inspections.
Pool & Hot Tub Inspection
Pools and hot tubs can provide significant value to a home, but they can be a hazard both in terms of safety and health. We check all major components, such as plumbing, electrical, filters, structural, safety barriers, and more. Ensure that your pool is safe and healthy prior to investing in the home. Detached Structures
Purchasing a home with detached structures? Maybe it has a barn, or a guest house. These buildings are normally excluded from home inspections. We can take the necessary time to thoroughly analyze these structures as well.
